Background

In 2023, the Province of British Columbia introduced new housing legislation to deliver more small-scale, multi-unit housing in response to increase housing diversity and address supply and affordability challenges. In most areas within municipalities of more than 5,000 people, these changes will require zoning bylaws to allow for:

​

  • three to four units permitted on lots currently zoned for single-family or duplex use, depending on lot size;

  • six units permitted on larger lots currently zoned for single-family or duplex use and close to transit stops with frequent service.

    The timeline varies based on the project's complexity and scale. Typically, a development project can take anywhere from 18 months to several years.   • Will I have to relocate during the development process?
    This depends on the nature of the project. For redevelopment that requires demolishing existing structures, relocation might be necessary. We strive to minimize inconvenience and will discuss and plan for such eventualities well in advance.
